Purchase of house property in b category

A house property is in B category whose registry cannot be done in court,but it has all legal documents and "Akhiv Patrika" on owners name in Land records.
Can such property be purchased by way of court registered authority letter by payment of full stamp duty as per court registry value. Is this viable and whether there is any problem in this?

Whether Maharashtra Govt.GR for Court registry of B category properties passed ?

'Buyer Beware' applies to property deals.
It shall be appropriate to get proper legal opinion from a very able local senior counsel of unshakable repute and integrity specializing in revenue/property/civil/DRT matters before signing or making payment.
This may cost some FEE but can defend long term interest and hard earned monies.

A property whose sale deed can not be registered, should be better avoided....

Approach a very able senior LOCAL counsel of unshakable repute and integrity specializing in revenue matters, having a successful track record, and well versed with the local revenue codes/rules, for a considered opinion..............Such counsel can also guide you on said notifications by state govt......also!
