Sir,
An unregistered sale agreement/deed is not a valid document.
The Principal may be requested to get the sale deed duly stamped and registered.
Good Luck,

For the agreements executed by agents, principal is liable if agent expires.

Unregistered power of attorney has no legal sanctity and such holder even if has executed the sale agreement, do not create any legal right in favour of the alleged buyer.
