Power attorney requirement at tamilnadu

I UNDERSTAND THAT THE POWER OF ATTORNEY EXECUTED BY A NON RESIDENT INDIAN WHEN HE VISITS INDIA IS NOT ACCEPTEDIN RECENT TIMES.
THE REGISTAR WANTS THE POA TO BE MADE IN THE COUNTRY WHERE THE NRI RESIDES- NOTARISED THERE- ATTESTED BY INDIAN EMBASSY OFICIAL AND THAT ONE ONLY IS ACCPTED FOR TRANSFERRING IMMOVABLE PROPERTY IN TAMILNADU.
iS THE STATEMENT IS TRUE?

I never heard about this ruling for NRIs.

But, it is applicable to those Indians, settled in other countries and obtained that countries citizenship.

There seems to be some truth in what you heard, as I could understand the attended circumstances. But I am unable to confirm for want of concrete information.

You can collect the basis (i.e. notification, circular etc. issued by the Govt. of TN) from any one of the Sub-registrar's office.

I am also making my individual efforts. If I succeed, I shall share it with you, for sure.

In my opinion, a power of attorney deed executed by a NRI in the country he resides is valid when the same is executed during his stay there at that country, but when the NRI visits India, he can very well execute a POA deed in favor of his agent in the city where he stays in India and this will be valid, however, I reserve my opinion for further clarification.

If NRI is India and he executes his POA during those days then the same is purely valid and no officer can refuse to accept it but if he is residing abroad and during those days if such POA is required to be excuted then the procedure told by you shall be applicable.
