Painting of rental house

I have occupied a rental house in Trichy. House owner has painted nearly half portion of the house and other half was painted at my cost. I have provided split AC in the hall by opening a small hole. Now when vacating, I have properly closed the hole with white cement . There is no mention in agreement that I have to paint when vacating. Owner asking me to paint. Is it correct , since for normal wear and tear, tenant is not responsible. Kindly clarify.

You are supposed to handover vacant peaceful possession in terms of rent agreement.
Painting and cost of painting are minor issues, buy peace for yourself.

I have already spent a huge amount for that house. The house lacked basic amenities like cloth hangers etc., which I have provided and some other plumbing & electrical works and garden cleaning were done at my cost. Since bore well motor was not working properly , huge amount was paid by me towards EB charges. When there is no mention in the agreement about painting, how can I spent amount of painting also. Do you agree with me the house has to be handed over to the tenant by owner in good condition and tenant has to return in same condition. More over normal wear and tear has to be borne by the owner. Kindly clarify.

If agreement does not include re-painting clause at the time of vacating the premises, then it is not mandatory to re-paint. Agree with expert Shri. Kavksatyanarayana.

Even though, there is no mention in agreement that tenant has to pay the painting charges on vacation, the house owner ( a lady) forcibly deducted Rs.3000/- from the advance. Even though I have informed 6 months in advance that we will be vacating by March 19 end, since agt is upto April 19, first she demanded one months rent for April. Finally debited Rs.3000/- after lengthy discussion. House is in Kovardhan garden K.K.Nagar, Trichy 21

Sue her with the help of local lawyer,,,or go with lawyer to her house and just in normal sitting try to mutually get return money,,then as per her reply take action
