Obtaining patta in tamil nadu

Sir

I have a 4 cent site near Pollachi, Coimbatore area, DTP approved. I bought
it before 2 years. I have bought this land from a layout promoter. I heard that
PATTA is needed for this site. Now a days, patta is given along with registration documents, but before 2 years, patta had to be applied separately.

Can you tell me how to obtain patta? Is it a tedious process? Do I have to
frequently visit the government offices for this? Do I have to go to the
Registrar office or go to VAO? How much time it will take and what will be
the amount to be spent for this? I also want to know the use of "patta".

Is patta necessary to for apply for bank loans for house construction?

Can RTI be used to obtain patta? or will the govt officials get angry if I use RTI?

You have to approach the concerned Tahsildhar Office and request for change of name in the patta from your vendor to yourself. Usually, they will take time to process the change. You may be required to follow the Tahsildar and the VAO routinely for that matter.

RTI cannot be used, as RTI is only for seeking information.

Patta is an evidence for your possession on the land and would be asked while you approach for plan approval and other things.

--You said that it is DTP approved and you bought it from layout promoter. That means your land has been converted to layout and plots have been laid in it. Once the plots are layed, the nature of patta seizes. So, you are one of the plot holder and you have to do nothing with the patta. The land you purchased 4 cents is one of such plot. You have nothing to do with Tahasildar nor VAO. You are concerned with sub registrar office only.

when 4 cents is purchased is NA land it is not plot as in the approved layout wherein plot number is given to the plots. So in the present case, it is portion of NA land is purchased. The procedure to get enter name as per sale deed in patta book to be followed as advised by the expert swarnam rajagopalan.

It seems to be a site purchased in the approved layout,i.e.,DTP approved, therefore the present position is to go for subdivision of records with the registrar office and this subdivided records will be sufficient enough for further transactions in the name of the property, eg., electricity and water supply, tax etc.

Thanks all of you. Due to my demanding work nature, I cannot go personally for goading the respective officials, and I know government officials will toss me here and there for simple tasks. Can I get the help of real-estate brokers and forums like vakilsearch.com? Is there any likelihood that they will "misuse" the papers and de-fraud me?

If you are so much frightened about the official machinery and the bogus middlemen, you must entrust the job to some reliable person in your circle at the cost of equipping him with good finance to enable him to meet the incidentals that may occur on and off or first you make an attempt yourself in person, you will come to know that the government machinery is fully computerized these days hence the desired jobs can be accomplished at ease unlike your fears about it.
