Hello, I own a vacant land in bangalore for which registration happend on my name 10 years back. recently when planning to sell the property I noticed that the name is mis pelt 2 extra characters are there in my name and every thing else in the document is right. Unfortunately the vendor of the property is not traceable, so I'm not sure whether I can go for making rectification deed. Is there any alternative to sell the property. please suggest. Can i submit an affidivit to the regitrar office?

Apply for rectification deed in the concerned Sub-Registrar's Office giving full facts and proving your identity.

Thanks for your quick response. I really appreciate.
But can i sell the property and go for rectification deed with the new buyer? is that possible. As I said in my previous query the initial seller who sold the property to me is not traceable.

first move an appropriate application before the Sub Registrar.
there is a procedure for it, in case no one files an objection against the correction, then the necessary changes will be made in the Sale Deed.
thereafter you may sell the property in question as per ur need.

If the vendor is not traceable, you can not register the rectification deed.
At the time of new registration, you may file an affidavit declaring the spelling mistakes in your name. Convince your buyer with appropriate documents.
