Mistake in sale deed

Dear sir,

I have got a gift deed from my father in law in kerala state.But the problem is that there is a mistake made in the sale deed and the khatha, regarding the places surrounding the plot. Actually south is road, east is oziadathu site, west and north is parathi site. but in the sale deed it is mentioned south road and east, west and north as oziadathu site. how to correct these mistakes in sale deed and khatha.

Make ea deed of rectification to correct the mistake and on its basis apply for rectification of Khata.

thank you sirs, could you also please put light into whether this deed of rectification may not be questioned by a third party and hold valid in court of law and also how much amount it may cost.

Deed of rectification is to be registered and legal document.

I believe that the seller and the purchaser should be present during execution of deed of rectification, what if the seller has passed away or is in not a position to come to the registrar office or if the seller has become too old to understand in his capacity his/her environment and circumstances.
