Legal value of deed of declaration

Dear experts, kindly help me with the information regarding the legal value of a deed of declaration.
I have taken a land on lease for an indistrial purpose and the owner has a deed of declaration as his land papers which is duly registered. Can i use this deed of declaration to apply loan for my unit?

"Can i use this deed of declaration to apply loan for my unit" does not seem to be a legal problem. Moreover, examination of the contents of both the lease deed nd the deed of declaration is necessary to arrive at some conclusive opinion.

What type of declaration has been made by the owner?
Is the lessor state/prove that he is the title holder and competent to lease it out to you?
Can you get a loan on leased property?

Can you get loan will depend upon the legal opinion of the panel advocate of the bank or the NBFC to which you approach for loan. What are the contents of deed of declaration?
