Leave n licence agreement

I have residential 2bhk flat in Andheri in a co-operatice housing society, which I want to give on leave in licence basis,I have identified a person who is interested, but he is unable to effort the rent so he has got his friend who will share the place and pay the half rent.
Interested person wants the agreement for 3 years and he and his friend will signed the agreement.
I kindly request expert for your esteem advice.

You can give your flat on leave and license basis to that man and his friend for 11months after which either you can renew the lease or file for eviction proceedings.

(1) Take permission from the Society before you give the flat on LL,
(2) Specifically mention Section 24 of Maharashtra Rent Act 1999 in the LL document,
(3) Get the LL document drafted by a practicing advocate.
