The query is can she give the power of attorney in Mumbai to her niece or the daughter to sell the land situated at Tirunelveli. The POA will be registred in MUMBAI

Will the registrar at Tirunelveli accept the power of attorney obtained in Mumbai.
If not what is the other solution.

Yes, you can get the POA registered in Mumbai. The Registrar in Tirunelveli will honour the same. (It will be advisable, to get the format of POA drafted from Tirunelveli as I believe, some clauses like the power of attorney holder will account for and hand over the sale proceeds to the owner of the property i.e, the person who grants the POA etc. is required to be incorporated in the POA and even the person in whose favour PAO is given should also sign etc.)

You can even check up with Registrar at Tirunelveli whether he will accept the POA registered at Mumbai. This will be additional and direct confirmation from the Registrar himself.

Being old can issue POA n can sale property n proceeds surrendered to owner.

Generally POA is required to be registered with the Sub-Registrar where the property is situated.
Get the attorney document drafted by a lawyer.
