Land leased- can legal hire fight for?

Dear Experts of the forum,

My wife's grand father had given agricultural land for cultivation for "aachandraskam" to a person. What is the meaning of the same.
The lease was given in the year 1940.
Now the situation is, lessee wife and one daughter( One more daughter is Surviving) have died.my wife's grand mother gave it to her/ My Wife's Biological father ,through Will(He also expired); gave this property throughan Un-registered Will along some other property.

Can my wife claim the above said property?
Please guide us, if it is possible.

What is the terms and conditions imposed by your wife's grand father while giving the land.

Is there any written agreement.

Dear Sirs,
Thank you ALL, for the replies.

I am sorry, i forgot to mention that this land is an Inam land on the name of my grand Father; after his death it came to my Grand mother and flown down to my Wife, as detailed in my (earlier) posting.

Please reply me at the earliest.
