How claim my property

i have property in pune ,property was in name of my father and step mother,i don t have any relation with step mother know, how to claim property and i have only copy of my father death certificate,how can i check whether she has sold or not

As per personal law applicable to the deceased owner the share of the property shall devolve upon legal heir and legal heir can stake claim to their respective share.

In the intestate properties left behind by your deceased father, you and other legal heirs are entitled a to a share proportionately to your entitlement, if you do not have the details of property, locate the property, visit that village/tehsil office, seek the details of the property namely survey number and any other useful information, apply for certified copy of the registered title document and also encumbrance certificate from the registrar's office, if the property has already been alienated, implead the purchasers too as parties to the partition suit that you are required to file, contact a local lawyer and proceed as per his further advise.
