Fake sale deed

four person sold their land to one by registered sale deed, after some years they got udr patta for the same land they sold in their name. further they sold the same to
some other person using udr patta. what is the offence made out. what is the action should take by aggrieved person. what is the role of purchasing person in the transaction.

Cheating is made out and if the person knowingly has taken it then he will be considered as a conspirator .

Academic query,no individual facts. The aggrieved person can file a case in Consumer Forum for damages and compensation for mental agony or he can file a Civil Suit. He can also file a criminal case u/sec.420,468 and 406 IPC in Judicial Magistrate Court.

This is outright cheating done by the vendors by selling the same property to multiple buyers. They can be booked for cheating offences under criminal law and a recovery suit can be filed simultaneously to recover the money paid to them by the aggrieved party.
