A tenant occupying a commercial portion in Chennai is paying 'Fair Rent' fixed by Court more than 5 years ago.Can a landlord once again approach for fresh rent as there has been no enhancement eversince ?

Every State has its own Rent Control Act governing "fair rent" and its allied issues.

However, Section 6, 7 & 9 of Delhi Rent Control Act, 1958 qua "fair rent" have already been declared ultra virus. Whatsoever, every 3 year the rent can be revised, please check with a local lawyer for provisions of Tamilnadu Rent Control Act with regards to revision of "fair rent".
