Dear experts
What are the documents to be request or demand from a builder while purchasing a flat in TELENGANA And What are the documents builder has to hand over to the apartment owners association while leaving the apartment.

'Buyer Beware' applies to property deals.
It shall be appropriate to get proper legal opinion from a very able LOCAL senior counsel of unshakable repute and integrity specializing in revenue/property/civil/DRT matters and well versed with LOCAL applicable rules/laws and having successful track record…. and worth his/her salt , before signing or making payment.
This may cost some FEE but can defend long term interest and hard earned monies.

You can receive all documents handed over by the builder. Important ones will be all all documents relating to prior ownership and original sale deed, putta, EC etc., and a legal opinion on clear title. You can consult a local lawyer to peruse and advise you independently if Banks are not engaging any counsel. Normally banker will ask for all essential document to ensure encumbrance free title.
