You need a local lawyer to guide you after checking all the documents. The property shall be divided as per the succession rules.

In case of deceased Hindu female:

If the property is self acquired/absolute:

It devolves firstly upon husband, sons and daughters.

Secondly upon the heirs of the husband

Thirdly, upon the mother and father

Fourthly, upon the heirs of the father

Lastly, upon the heirs of the mother

If the property is acquired from husband;

then in the absence of sons and daughters, the first right is of heirs of husband.

If the property is acquired from parents; then in the absence of sons and daughters, the first right is of heirs of Father.
