Since you are posting the same query in different manner again and again you are not getting any answer from the experts.

It is brokarage Unless you provide service to the client, how can you claim it? Shrewed customers avoid paying brokarage. You have understanding with the owner/building if the client consulted and later directly started dealing with them.

You do not have any right to claim brokarage in the absence of any contract simply the customer initiated prelim talks with you.

As regards legal notice, you must be troubling the customer for brokarage which resulted in legal notice. You maintain silence.
