Confirmation deed

Hi,

I bought a site in Bangalore in 2011 from 3 brothers who said they are the only successors of the site from their father Late.P.Gowda. The 3 brothers had given me a family tree which was attested by a village accountant, and had only mentioned the 3 sons to their father. I now know that the family tree should have been registered, and only then it is a legal document. Unfortunately none of the 3 lawyers I had consulted before buying the site informed me about this.

In 2012, two of the daughters of P.Gowda surfaced up and they are asking for some money.

Though I am the victim of the fraud here,
with no hopes in the law, I am going for a settlement with the 2 daughters, and getting a Confirmation Deed done.

Apart from the basic clauses, I wanted to know what are the other clauses I can add to the deed to make sure I do not have any more problems with the site. I also want to sell the site soon after this deed.

Before making the confirmation deed, confirm if there are any other legal heirs in hiding who may surface up at the time of selling this site. This menace is very popular in Bangalore, hence it is buyer who has to be aware of all the situation. No lawyer can give a correct opinion on this fraudulent activities adopted by such land/real estate mafias in and around Bangalore. Don't worry about any other clauses, better sell it off at the earliest.

My suggestion is to compromise with the other legal heirs. Get the confirmation deed registered.

After this initiate prosecution on the brothers who had given a false declaration that there no other legal heirs. By this you can recover your loss.
