Claim on rented property in cess building

Dear Experts,


I am staying with my mother and my wife and kids in a Govt owned Cess bulding. We are paying rent to Govt of Maharashtra monthly for the last more than 70 years. We are getting monthly rent receipt for this. Earlier my the tenancy of the said room was in my father's name and after my father's death it transferred to my mother's name. I have two eldest brothers and one elder sister. I am the youngest one among the siblings. My father got my siblings married when he was alive. He helped my eldest brother to buy his own house and made him settled 1993. since then he is leaving separately. My father's expired 20 years back.After his death my elder brother who was staying with us with his wife got separated and started staying in his own room. My mother helped him buy his own house. I was not married at that time and started staying alone with my mother in the said rented room. I got married in 2002 and my wife added to our family. My brothers started demanding more money from my mother as a share of the said rented property which may into redevelopment and it will be then ownership house. I have looking after mother alone from the day my father's death alone and not she is totally bedridden from the last 7 years. I have spent substantial amount on her medical treatment without any one's financial aid including my siblings. My mother transferred the tenancy of the said room into my name 5 years back and now am the legal tenant and paying rent regularly. My mother also made registered will in the 2000 when I was unmarried and staying with her in the said room.

Regarding this, I want to guide by all expert on the points as mentioned below :

1. Can my siblings claim their share of property right in the said room in case the said room goes into redevelopment and ask for money.

2. I have ration card of the said room in my name without my siblings name in it.

3. The said room's tenancy is in my name.

1) Yes they can claim it.
2) You can claim it as of right.
