Builder's responsibility

I would like to know what is the diffrence between occupation certificate and building completion certificate for building in Mumbai Muni. Corpo. limit.Our society is going for redevelopment. Should we insist in the agrement with the builder to get the BCC or OC is enough?

Both are different.
First one is given by the Builder whereas the second one is issued by the Municipality.

Occupation certificate is provisional and interim for some (specific) period but not completion. Completion certificate is final as per sanctioned plan, which is mandatory.

Shri Rajkumarji, though my query looks like academic one, it is a real life situation.All members excepting myself of Manging Committee of my society, of which I am chairman,are satisfied with builder getting OC; but I insist on BCC.Hence this query.

I too endorse the views of the experts on the subject query that the completion certificate will sail together with the occupation certificate for all practical purpose.
