Bought unconverted agricultural land.

My husband bought a plot in chikbellarpur (Bangalore)3 years back for the purpose of investment. We have not got Khata no. till now. As we wanted to sell off the plot we contacted the seller for the same. The seller is demanding Rs35,000/- for giving us Khata No. We decided to pay the money but before that we asked a local person to go to municipality (BBMP) of that area to check the same.

Now, that person has informed us that the plot has not been yet converted to residential plot. It is still in the agricultural land.
What can we do now?? Experts Pls suggest..

what is your concern about the nature of plot now because you should go by the registered sale deed document, however, you should take an opinion from a local lawyer by producing all the papers because you not even got the Katha transferred on your name.

Sir we have fully paid the amount.. How can we request for khata and whom should we ask for ? Should we send a legal notice to the sellers ?

YOU NEED TO MOVE FIRST A MUTATION APPLICATION BEFORE TEHSILDAR ALONG WITH THE REGISTERED SALE DEED MADE IN YOUR FAVOR BY YOUR SELLER .

THE RECORD OF RIGHT CALLED 'PAHANI'BEARING NAME OF YOUR SELLER SHALL THEN GET CHANGED
BY MUTATION ORDER.
ONCE IT IS DONE YOU WOULD BE REQUIRED TO MOVE AN OTHER APPLICATION TO DECLARE THE LAND AS NON AGRICULTURAL.
