Good morning ! i wanted to purchase 600 sqmt of land but the party is in london. When he was in india he has applied for n.a amd he went back to london , n.a procedure is not yet complete, now my 1. question is how i can do agreement to sale with the seller who is in london 2. The access road of 100sqmt is on seller wife name and seller is telling you get access road.
So experts pls guide me how to do agreement with seller?

Advise seller to execute a power o attorney in favour of any relative or friend residing in India. For this purpose he need not to visit India . The power of attorney may be got executed at the Indian High Commission at London. POAH holder may execute sale deed in your favour. The owner ship of approach should either be public road or under your ownership for trouble free enjoyment of property

The exact situation need to be seen. In absence to written agreement / documents in proof with the owner noting is sure.

Thanks rajeev sir n goel sir for your favourable reply .Rajeev sir you mean that seller has to prepare poah documents in london with indian high commission appointing indian rekative and the same seller will send original poah paper in india ?
And sir i asked one of the lawyer he advised to prepare affidavit in london with high commission and the same to impound here in india what it mean pls suggest.
