Agreement of sale cum gpa

Hi, I have a doubt. Why agreement of sale cum GPA is made instead of direct Sale deed when the GPA holder paid full amount to seller. What are the advantages and disadvantages and why this AGPA is used instead of direct sale deed. Can we buy a plot from Agreement of sale cum GPA person? What others precautions we should take if we need to purchase from AGPA.
I am planning to purchase a plot in HMDA venture in hyderabad. This venture is approved. First owner A gave agreement of sale cum GPA to B. Now B is selling the Plot. I am C want to purchase it. GPA mentioned full amount paid and there is no time bound and GPA have full rights to sale to others. Can I purchase this plot. Do original owner A also need to include in the sale deed?

a) verify title deeds and all connected documents before buying the property. (b) the title of the seller must be clear and free from any encumbrance.(c) inspect the property which you are going to purchase.(d) verify the POA whether POA is executed by owner whether the agent is having power to sale the property or not.(e) plan or plans of the property in case of a plot.etc.,. As per your narration in query you may purchase it. and owner need not be included in the deed.

Thanks for the update but it is still not clear why they did not go for sale deed when they paid full amount. Normally why it is used for agreement of sale cum gpa instead of sale deed and how are they going to benifit.

The owner may have a huge extent of the property or he may have some other properties also, he cannot manage due to his own reasons, he will give a POA to his relatives or well wishers.
