Need to know procedure for appointing tribunal members who participate in disposals of revenue disputes chaired by Ac or thahasildar

One of my relative had some land disputes in 1970 since she Was not having financial capacity to manage the case in court she made one agreement in 1970 with 3rd person that if he spend all the expenses in the case the land will be sold to him after the case disposal this agreement has not registered now the land value got good appreciation value the 3 rd person is threatening her for registration without giving any money to her
Is this agreement holds good legally for 3 rd person to claim the rights on old agreement

The right of a person to sell can not be restricted by any agreement that too to based on fighting the case as cied above. You may advise your relative to approach a legal expert specialized in property matters for the right advise after perusal of all documents.
