can i make any rental agreement/leave license agreement without mutating the property in my name?

the problem is property is mutated in my father's name.My father is not alive.
I am the only heir. I have to mutate it in my name. That will take a lot of time.
please tell can I make any rental agreement/leave license agreement without mutating the property in my name?

Mutation is proof of title nor it is required to enter into sale or tenancy agreement.
So do that without any doubt.
