Joined PRM . Engg . College as a Finance Officer since 2004 . To 2009 on yearly contract basis. I have served there continuously for 5 yrs N 15 day. There after the management has changed and they have discontuned me. They have passed on benefit of Empliyees PF N other benefits like leave medical insurance etc. But they refused to give me the Gratuity payment . Kindly advice me in the matter. Shall I approaced to labour court for demanding my gratuity . Can I file a suit for thisn

After31/10/2010 their are no relation between landlord and tenant so he is free to enter in new lease deed with new condition till than your status is as trespasser.
No he can not acccording to bombay rent act 4% increase can be asked if mutal understanding exists. %0% increase per year is impractical and illegal you may apply for standard rent.
